PDX Renovations was quick to respond, quick with a potential offer, kind people who seems to listen. However, the offer was on 1 1/4 acre, awesome detached garage, 30 min to a resort, 10 min from state park, 3 min walk to corner store, quiet rural area. The problem arose with the actual offer. Why, the manufactured home on the property is a 1972 single wide. We were honest about the condition stating it was not worth remodeling due to age, condition and the financial hardship it comes with, for example; buyer would never be able to take equity if needed. Comps in area was $168,000 to $230,000 depending on location, garage etc, current market. The property was bought with a price of $65,000 10 years ago, now paid off. The amount was a steal at the time. The offer.
Start price $180,000
-4%interest - $7,200
Title & Escrow -$1,215.00
Then "remodel of said 1972 manufactured home of -$55,000 to $60,000.
Leaving an offer of $66,585
Does this sound reasonable?
Would you invest 55-60,000 dollars to remodel a 1972 single manufactured home of approx 926sq ft?
My opinion: Another company taking advantage of desperation of others. Demonic...No Thank You. I have faith in Jesus...may Karma follow.

I called PDX Renovations, and it was smooth sailing from there. The first person I talked to was Matt and he was awesome. Very professional all the way. Right away Brad one of his colleagues was at my house and agreed with the price I was asking as a fair price for all. Nikki at the office helped me through the paperwork and was very easy to deal with, any questions I had she was always available , never a missed call. From start to finish 2 weeks. It was a property that needed a ton of work inside, a probate mess for my family, and Joe and his team navigated the entire thing for me without issue.

He found the probate attorney, got me all the pics and info I needed to make a decision on what to do from here in Ohio, and literally 10+ other things they helped with for legal hoops I had to jump through.

I would absolute recommend Joe and PDX to anyone and everyone, and I'm glad I picked them over the other 2 "cash buyer" folks who offered me less money and didn't have the attorney relationships and history. Without those relationships, this wouldn't have been an easy sale at all.

It took a while due to the courts, and they were patient with me the whole way through. And I'm happy to say we got the deal closed 2 weeks ago, well before Christmas.

Their recommended title company was very nice and kept up good communication.

With all of the work the house needed inside...I feel like I got a VERY fair cash price.

I first talked to a Realtor friend and I thought about listing it, but after fees, probate, Realtors, closing costs, and HOPING someone got a loan on the property and was able to really buy it...the cash option from PDX made way more sense for me.

I've been in the real estate and construction industry here in Ohio for 19yrs and I know it very well. So I am definitely NOT an easy person to please!

We got what we needed out of the transaction. RJ was wonderful, came across as very caring and empathetic. A great deal of our negotiation, which felt aggressive, involved flexible closing dates. We were repeatedly promised flexibility, but that wasn't really the case when we asked for it. Also, some team members were very disrespectful of our time (not punctual or timely).
Overall, our experience was satisfactory. We got what we needed out of the deal.
